Egret is an open floor plan with one car and two car garages. You have an option to extend the porch in front of the house. Walk into the front door you have a large foyer with a coat closet and 7” LCD screen for your security monitoring. Once inside it opens into the family room which has an option for a fireplace. The option fireplace has two windows on each side with views of the front porch. Also in between the windows you have your HDMI outlet for your flat screen TV. The dining room is right behind the family room with a twin window for natural light. The kitchen opens into the dining and family room. The kitchen has a large island that seats several people. The kitchen also has a pantry with vented shelving. Joining the kitchen, you have an option to make it your dining room or breakfast nook. In the breakfast nook you have a door that leads out to the outside or option cover porch/sunroom. Upstairs you have 3 bedrooms and a large master bedroom (15x 14). The master bedroom has two large walk-in closets and an option for tray ceiling. The master bathroom has a fiberglass shower insert with option tile shower, a garden tub, his and her vanities and a private water closet. The guest bath has a single vanity with a tub/shower combo. In the hall upstairs has a laundry room for a standard washer and dryer.

The Heron is an open floor plan that offers two different elevations. With elevation A offers a shed roof over the front porch with two maintenance-free columns and a bump out over the garage for the upstairs bedroom #2. Elevation B has a Gable roof over the porch with two maintenance-free columns. Once you open the front door, you have an open foyer that leads into an open floor plan. You have a study/office on the first floor towards the front of the house with a bright twin window for natural light. The kitchen has a large island for entertaining that overlooks the dining and family room. Also, in the kitchen, you have a pantry with ventilated shelving. The family room has an option fireplace and option windows on each side with HDMI outlets for your flat-screen TV. The lighting in the family room will have a ceiling fan with a light kit and can lighting. From the family room, you have an option that leads you directly into a sunroom. The Heron plan also has an option for a covered porch off the family room. Upstairs you have 3 bedrooms and a large Master bedroom (14×17). The master bedroom has an oversized master closet that is off to the side of the master bath. The master bath has a double vanity with a garden tub, a fiberglass shower with an option tile shower, and a private water closet. Down the upstairs hall is the laundry room and the guest bath. The guest bath has a double vanity and tub/shower combo. The other three bedrooms are large with bedroom #2 having two closets.

The Kingfisher is one of our most popular models with fantastic livability. It comes in two different roof elevations: a gable roof and a hip roof. The floor plans are the same. It has a large covered front porch with three maintenance-free straight columns. When you walk into the front door you have a 7” LCD security monitor for your security system/cameras. There is also an option for a tray ceiling in the foyer. The foyer looks like the dining room with an option for arched openings. The large kitchen with its large island overlooks the living area. The kitchen has a pantry with ventilated shelving close to the island. Off the kitchen, you have a breakfast nook with lots of windows for natural light. If you choose the option for the sunroom you have direct access from the kitchen. It also has another option for a covered porch. You have a large family room with an option for a fireplace. Above the option fireplace is the HDMI cables for your TV. Upstairs in the Master bedroom, you have large his and her master walk-in closets. Also, you have a ceiling fan with a light fixture and an option for a tray ceiling. The master bath has a garden tub with a fiberglass insert with an option tile shower, a double vanity sink, a linen closet, and a private water closet. Down the hall from the master is a Utility closet for your washer and dryer with a Linen closet for extra storage. The guest bath has a single vanity with a fiberglass tub/shower insert. The other three bedrooms are large with walk-in closets.

The Pelican Model has two elevations with optional dormers in the room over the garage. Both floor plans are the same except elevation B has a longer front porch. Once in the foyer you can go to the study/office on the first floor and have several different options. You have an option to make the study/office into a bedroom by adding doors and a closet. You also have an option to add a tray ceiling in the room. Coming from the garage you enter the mud room that has a pantry closet and an option for a bench seat. From the mudroom, you can go to the laundry room which has an option for laundry cabinets. The kitchen is open to the dining and family room. It has a large island with a sink in the center. From the dining room, you have access to the optional sunroom or covered porch. The family room has an option for a fireplace and two windows on each side. The HDMI cable will be above the optional fireplace. A ceiling fan with a light fixture will be in the family room. There is a lot of natural light in the downstairs living area. Upstairs in the master bedroom, you have a ceiling fan with a light fixture and an option for a tray ceiling. The master bath has a garden tub, fiberglass shower with option tile shower, double vanity sink, private water closet, and large master walk-in closet. The guest bath has a double vanity and fiberglass tub/shower combo. You have two other bedrooms and an optional media/bedroom. With this optional media/bedroom, you have another option for a dormer. On elevation A option dorm will be a shed roof and Elevation B will have a gable roof.

The Sandpiper model is our ranch plan that has multiple options. There are two elevations for this model A and B. The difference between the two is Model A does not have a dormer with an optional media room. Both elevations have a front porch with two maintenance-free straight columns. Once you walk into the foyer you have an option for a tray ceiling. On either side of the foyer are two bedrooms with nice-sized closets. The guest bath has a single vanity, a fiberglass tub/shower combo, and a linen closet. The kitchen is open into the family and dining room. The kitchen has a large pantry and island. The family room has an option for a fireplace and an opening to an optional sunroom. The dining area has twin windows for natural light and access to your standard covered porch. From the garage, you walk into your mud/laundry room with an option bench seat. The master bedroom has a ceiling fan with a light kit and an option for a tray ceiling. The master has large his and her closets off the bedroom. The master bath has a double vanity, garden tub, fiberglass insert shower with option tile shower, and private water closet. Also, from the mudroom you have stairs leading to your attic. You have an option to add the media room or media room with a dormer (elevation B). You also have an option to add a bathroom next to the media room. The upstairs bathroom will have a single vanity, toilet, and a fiberglass tub/shower combo.
